The residential real estate market is an interesting and dynamic object for research.

This paper investigates the geographical aspect of a very urgent problem for the city of Minsk: today the housing supply in Minsk is the lowest among all regions of Belarus, and the prices for housing are the highest.

At the same time, the differentiation of housing prices within the city is quite large and the location factor plays the main role in this process, as the research has shown.

The paper considers the spatial structure of the residential real estate market in Minsk and Belarus as a whole; it analyzes price dynamics for housing and the factors that determine it.

A forecast of the housing market condition was made.

Minsk, the impact of location on the price of housing was analyzed using the correlation analysis method.

An interesting cartographic material illustrating the differentiation of prices for dwelling from a spatial point of view is presented; the geography of supply of apartments of different types by districts and city districts is characterized.

Author's calculations with the use of correlation analysis of influence of the factor of its remoteness from the city center on the housing price are given.
